During 2012 there were 92 condo, town home and duplex sales in the Aspen Area. Prices ranged from a low of $100,000 for a 290 square foot studio, hotel-style room in the Aspen Bed & Breakfast on Main Street to a high sales price of $7,100,000 for a 5,647 square foot 4 bedroom 5 bath located in the heart of Aspen at the Aspen Alps complex which is just a 2 block walk to the Silver Queen Gondola. The town house has an elevator, a separate 800 square foot game room, and an underground parking garage. The Aspen Alps offers hot tub, pool, tennis, and front desk service sometimes known as the best in town. This property sold for $1,257 per square foot in May.
The average original list price for condos, town homes and duplexes in the Aspen real estate market was $1,782,477, the average list price at time of offer was $1,647,938, and the average sold price was $1,498,206. The average days on market was 308 days which is a system generated error since it does not consider the days the property was previously listed. Most Aspen real estate listings are listed multiple times before the sale.
So you may be asking what are the best values currently on the Aspen Real Estate Market?
Here you go… As of today the lowest price per square foot condo, town home or duplex on the market in Aspen is a 1 bedroom, 1 bath condo listed for $765.65 per square foot. The condo is located in the Ajax Mountain Complex which was originally built in 1965. The unit is located on the top floor with vaulted ceilings and lots of light and it is just 1/2 block to the Gondola and downtown/core Aspen. No pets are permitted in this complex and there is a First Right of Refusal (ask me for details on this).
The next best value on a price-per-square foot basis is a duplex located in the Oaklahoma Flats area. Where’s that? Take Mill Street North (away from town), go over the bridge and the property is up the hill on the right. The home is “unique” but it does offer stunning views and a deck off every bedroom. It is listed for $777.34 per square foot.
Ok so what about the “best of Aspen” locations, lifestyle condos, town homes and duplexes? The Mother Lode is possibly the most exclusive property currently on the market. It’s one of a kind location (the 300 block of Hyman), next door to the Wheeler Opera House consists of 5 bedrooms, 8.5 baths, an elevator to access the 3 floors, and newly designed floor plan offer nothing but the best. The luxurious finishes and furnishings and front-and-center views of Aspen Mountain are unbeatable. It is listed for $21,500,000 – $2,401.16 per square foot.
Another property in the “best” category is the penthouse condo located on Main Street that just came on the market for $7,595,000 – $2,490.98 per square foot. This property offers 3 bedrooms, 3.5 baths and a 2 car garage. The living area is on one level accessed via a private elevator, there is an expansive deck area with floor to ceiling glass walls that open to an outdoor fireplace with stunning views of Aspen Mountain. This is truly one of the epitome Aspen Lifestyle real estate properties.
