Here is the monthly Aspen Real Estate wrap up.
March was an okay month for Aspen Real Estate. There were 16 closings as opposed to 15 last March. Last March there was a higher dollar volume with four closings over $4,000,000 and a top spot of $16,000,000 however this year was no slouch with 5 closings over $3,000,000 and a top spot of $11,000,000.
206 Lake Avenue in Aspen’s Fabulous West End took the top spot last month with a purchase price of $11,000,000. The unit was 5 bedrooms 6 baths on an 11,000 square foot lot and was reputed to be owned by a Hollywood Superstar… At a sold price per square foot of $1899 a square foot this home was a super star!
Next up 219 S Third Street sold for $4,500,000 in the Core. A four bedroom two bath single family that was really a lot play went for $2199 a square foot. A fantastic location with an obsolescent structure on it made for a great development strategy, but at only .22 of an acre it sets the bar very high.
Next up was a single family in Fox Crossing that was never lived in that went very quickly at $804 a square foot. The unit was 5 bedrooms, 5 and a half baths with a 2 car on condo lot. Total sale price was $3,500,000.
Two other single family homes sold, both over $3,000,000 one at 47 Bennett the other on 1520 Silver King. The one on Bennett was a great value for $3,000,000 as lots on Red Mountain have been going for over $4,000,000. The home was dated but it showed well and was totally functional. It was featured in one of my previous segments on Aspen Values.
As to the condo market 9 sold last month. Notables include Chateau Eau Claire 3 bed two bath that went for $1,420,000 as well as a Chateau Dumont two bedroom unit that went for $975,000.
