There have been a total of 72 sales in the past 90 days in the Aspen real estate market from $182,000 to $19,500,000. The average list price was $4,452,721, the average sale price was $4,129,414, a 93% list-to-sale ratio. 31 of the 72 listings had price reductions during the listing period.
29 of the sales were of single family residential properties. The subdivisions/areas of the sales included; Alpine Cottages, Aspen Highlands, Black Birch Estates, Eastwood, Fox Crossing, Knowlwood, Marron Creek Club, Mountain Valley, Pitkin Green, Red Mountain, Red Mountain Ranch, Ridge Of Red Mountain, Starwood, Sunnypark, W/J Ranch, West Aspen, West Meadow and Woerndle.
The Red Mountain Area was the most popular for sales with the sales of 120 Red Mountain Road (Red Mountain) selling for $9,600,000 May 22nd, 895 E. Reds Road (Red Mountain Ranch) selling for $8,400,000 on June 27th, 768 Hunter Creek Road (Red Mountain Ranch) selling for $19,500,000 June 16th, and 346 Draw Drive (Ridge of Red Mountain) selling for $10,675,000 on June 2nd.
The Ridge of Red Mountain is located closer to down towards the lower part of the mountain and offers nice views and an easier drive into town. Red Mountain is located higher up on the mountain and offers great views. Red Mountain Ranch is located at the top of the mountain and offers some of the most spectacular views in the Aspen real estate market.
Today there are 19 properties listed for sale in the Red Mountain Area ranging from $5,595,000 for 25 Nighthawk Drive, to $39,750,000 for 109 Willoughby Way. 951 Red Mountain Way is under contract. It is listed for $22,900,000 and is a fabulous newer home (built in 2015) with 6 bedrooms, 8 baths and over 7,100 square feet. It was designed by local Cottle Carr Yaw Architects. The price per square foot of the active listings ranges from $1,634.36 per square foot for 294/296 Draw Drive to $3,475.56 per square foot for 109 Willoughby Way.
294/296 Draw Drive has been on and off the real estate market since 2012. The initial list price was $15,950,000. It is now listed at $14,500,000.
My favorite listing in the Red Mountain area is currently 277 Draw Drive which is listed for $23,500,000. The master suite, kitchen and living areas are all located on the main level with fantastic views out the front deck area with a fire pit. The design of the home combines modern finishes with warmth and comfort. It was last sold for $11,650,000 April 30, 2010. It has now been listed for 510 days and is offered for lease at $175,000 per month.
